C-MORE HALE Center for Microbial Oceanographic Research and Education

The Center for Microbial Oceanography: Research and Education (C-MORE) is one of only 17 National Science Foundation-sponsored Science and Technology Centers. Located at the University of Hawaii at Manoa, this project provides 30,000 square feet of state-of-the-art research laboratory and support spaces focused on the study of ocean microbes. Completed in 2010, C-MORE exemplifies a new direction in research facilities at UH, one that promotes interdisciplinary collaboration, transparent connectivity and representation of its research mission. C-MORE is seeking LEED Platinum Certification.

The Ritz-Carlton Club & Residences at Kapalua Bay

Envisioned to reposition one of Kapalua’s most iconic assets, The Ritz-Carlton Club and Residences at Kapalua Bay was developed on the site of the former Kapalua Bay Hotel. Comprising 62 fractional units and 84 wholly owned residential units and situated on a 24-acre dramatically sloping site overlooking Kapalua Bay, this development sets a new standard of luxury in the Islands. Honokahua, one of the few remaining intact ahupua`a in the state, and the history and legends of its makai village were the sources of inspiration for the design and one of the major driving forces behind the development.


By completing this project, the Maui Arts & Cultural Center has made a significant contribution to the promotion and preservation of art and culture in Hawaii.

Maui Arts & Cultural Center — Yokouchi Family Pavilion & Courtyard

The addition of the Yokouchi Pavilion and Courtyard to the Maui Arts & Cultural Center enhances the center’s ability to offer the community the highest quality performing and visual artists. The new concert pavilion, multi-purpose gathering hall and kitchen, and the renovated courtyard also improve the user’s experience by providing a spectacular environment to interact with art and artists and intermingle with fellow community members. By completing this project, the Maui Arts & Cultural Center has made a significant contribution to the promotion and preservation of art and culture in Hawaii

Faced with lease expiration in 2010, Ferraro Choi seized the opportunity to bring a long-time vacant space back to life while setting the standard for sustainable green office design for the building. Ferraro Choi’s new office is a state-of-the-art, functionally efficient, comfortable and healthy environment that features an array of sustainable and innovative design strategies that include: open ocean or mountain views for all occupied spaces; clear-glass jalousie window partitions strategically placed to allow ambient daylight penetration; resource efficiency with re-use, recycling and waste reduction programs; and energy efficiency with energy saving and monitoring systems.

King Kamehameha Kona Beach Hotel Renovation

The King Kamehameha Hotel is uniquely situated from a historic and cultural perspective. Adjacent to the site is the Ahu`ena Heiau, built by Kamehameha the Great and used as his personal temple to the god Lono. Nearby Kona harbor has welcomed the earliest Hawaiian voyagers as well as modern yachts and cruise ships. While some hotels provide guests with a ‘fantasy’ holiday, the King Kamehameha Hotel has the opportunity to provide a truly Hawaiian experience. In renovating the hotel’s guest rooms, Group 70 incorporated design elements and materials that would enhance the guest experience, from comfort and rejuvenation to authentic Hawaiian decorative themes and textures.

Roosevelt High School Auditorium Renovation and Expansion

Roosevelt High School in Honolulu’s Makiki neighborhood is listed on the Hawaii Register of Historic Places. Working with the school and community, CDS International and its design team transformed the original 983-seat auditorium into a 750-seat performance facility with a high-quality acoustical environment and state-of-the-art lighting and sound systems, all while improving and integrating the building’s historical features into the finished design. Designed to serve a variety of performance types, the Roosevelt High School Auditorium has a new lobby, stadium seating, expanded side stage, costume shop, scene shop and other ancillary facilities.

Bernice Pauahi Bishop Museum Hawaiian Hall

Bishop Museum’s Hawaiian Hall continues to be the world’s premier collection of Hawaiian history and culture. The landmark Hawaiian Hall restoration project saw Native Hawaiian cultural organizations, world class designers, architects, consultants, community groups and private individuals come together to help restore the hall to its world class prominence, rescuing it from a dire state of disrepair and decay. As a result, the refurbished hall is a profound tribute to the priceless cultural treasures it houses – from the sheer magnificence of the restored architecture to the stories that are woven through each floor of the hall’s exhibits.


The design seamlessly blends the historic with the contemporary. Close attention was paid to maximizing natural light movement throughout the inherently dark space.
Green Building Award

Hau‘oli Mau Loa Foundation Tenant Improvement

This project addressed the interior renovation of a 4,285-square-foot commercial office space in the historic Dillingham Transportation Building. In addition to dealing with the sensitivity of a space listed on the National Historic Register, every element of the project received sustainable consideration, earning LEED Platinum certification. The design seamlessly blends the historic with the contemporary. Close attention was paid to maximizing natural light movement throughout the inherently dark space. The end result is a sustainable, light-filled space that provides a contemporary take on Hawaiiana while providing the Foundation a space that will be enjoyed for years to come.
