Hickam Communities LLC
As part of the federal landmark Military Housing Privatization Initiative (MHPI) of 1996, Hickam Communities has set its own milestones as a developer and property manager of over 2,500 military homes on Hickam Air Force Base. Since 2005, it has undertaken one of the largest military residential historic restoration and rehabilitation projects in the nation. It has built 1,188 new homes and will complete 623 historic renovations.

In 2012, Hickam Communities was honored as one of Hawaii’s Best Places to Work on its first try. “Recognition of our outstanding team confirms the great working culture we have where every employee’s contribution matters,” says Project Director Jerry Schmitz of Hickam Communities’ employees, almost all of whom are local and which includes military spouses.
Owned by Lend Lease, one of the world’s leading integrated property and infrastructure providers and manager of the largest MHPI portfolio within the US military, Hickam Communities is, first and foremost, a customer service organization. “Our mission is to serve military families, who can choose where they live, with the best island-style living experience in safe, secure and well-maintained homes,” says Schmitz, a retired 22-year military veteran. “Our success in doing so starts with appreciating and empowering our employees to deliver superior customer service.” Hickam Communities’ 99 percent occupancy rate attests to its high desirability for military families.

“The 85 employees who maintain the properties are the frontline heroes of Hickam Communities’ outstanding customer service,” says Stephen Quinn, Director of Property Management. A house turnover that’s ready in just 6 days for the next family, and the outstanding response and completion of day-to-day maintenance by the dedicated maintenance staff have earned Hickam Communities an outstanding 99 percent high satisfaction rating from residents.
“Giving employees a voice in work environment decisions is a key factor,” says Quinn. The Employee Action Council, a committee with no management representatives, provides valuable feedback to management that has resulted in improvements in employee recognitions and changes in the work environment, with special attention to safety. “We want our people to love coming to work and to love what they do,” adds Quinn.
With the design/build work nearing completion in the next 18 months, Hickam Communities will be managing the properties for the next 45 years.
